The Biggest surprise I have seen lot owners make when purchasing a lot without a Builders opinion is how much additional site work is required to make the Lot Buildable!
UNFORESEEN COSTS BY OWNERS PURCHASING LOTS
The Biggest surprise I have seen lot owners make when purchasing a lot without a Builders opinion is how much additional site work is required to make the Lot Buildable. Not every part of the lot may be Buildable, also Alexander has been helping customers pick Lots over 22 years and will work with you to personally make sure your beginning is as good as the completion.
For example, your foundation may require piers or pads. Or drainage issues may require extensive excavation work, which can run into the thousands of dollars. And there are other considerations as well, including a complete understanding of easements, property line restrictions, flood areas & and architectural guidelines & review processes.
BUYING A LOT WITHOUT A SOIL TEST
The Benefits of getting a Soil Test are great but sometimes overlooked by the Lot owners.
BENEFITS OF BUILDERS OPINION BEFORE BUYING A LOT
When buying a lot I always look for where are the Utilities located and coming to the lot. The grade in comparison to other Lots and the street Level could be very important. Will there be a septic system or public sewer for waste distribution. Are there any obstruction like Trees, Buildings or an existing slab that need to be removed.
Will the Lot be accessible for materials to be delivered, are culverts needed or in place. Sometimes we have to bring in soil and stones to make the lot available for construction. Our expertise will get you though the difficult times.
The soil is the most important yet most neglected in a construction project. All structures, buildings, roads, bridges, dams and even life itself is based on the soil. The soil is the natural foundation that supports all structures and investment. Most clients see soil investigation as a waste of funds despite being the cheapest in the construction process, hardly is the cost of soil testing up to one percent of the cost of construction. Some contractors too ignore the importance of proper soil investigation and analysis and base their design on assumed bearing capacity and rate of settlement. At EDHB Custom Homes we take soil investigation as a crucial part of foundation design and we conduct soil test and analysis for our clients.
Building on your lot allows you the freedom to choose the floor plan you want, But be aware that customization takes time. When you build on your lot opposed to building in a new neighborhood, homes typically take longer to build due to simple logistics, But we at EDHB will make it fun!
